    Want an eco-friendly way to tour the DFW metroplex? Despite its 130-mile length, traveling through nine cities and three counties, the Trinity River National Water Trail is considered a hidden natural gem. Canoe, kayak, or paddleboard along waterways. The trail is flanked by hiking/biking trails and offers access to five learning centers and more than 50 parks and nature preserves. With 21 launch sites, it's easy to enter the trail no matter which direction you come from.

  • NRH2O - 9001 Blvd. 26, North Richland Hills, TX 76180
    NRH2O, the first municipal water park in Texas, is still going strong after more than 25 years near North Richland Hills homes for sale. First and foremost among the 23 attractions is the Green Extreme, the country's longest uphill water roller coaster at a thrilling 1,100 feet. Chill out lying on the white sand beach of Beachside Bay or floating along the Endless River.   • Tail Feathers Wing Wagon - 2800 Bledsoe St #150a, Fort Worth, TX 76107
    With a reputation as the best local wing spot in Fort Worth, Tail Feathers Wing Wagon has really got that perfect crispy-yet juicy wing thing locked down. The wings are slathered in sauce ranging from mild to inferno and served with homemade thick-cut potato chips. The only problem with Tail Feathers is that it can be hard to find. It's actually inside another business called the Whiskey Garden, just down the road from these Forth Worth homes for sale.

  • Pluckers Wing Bar - 190 E Stacy Rd Ste 1800, Allen, TX 75002
    A local branch of the beloved Austin-based wing establishment, Pluckers Wing Bar is a classic hot-wings-and-cold-beer joint with a fun, welcoming atmosphere. With a location convenient to many Allen homes for sale, Pluckers is especially well-known for their incredible variety of wing sauces (more than 25 flavors to choose from) and the ability to order a whopping 100 wings.

    Smoky Rose is known for making some delicious smoked meats in Dallas, from brisket and pulled pork to ribs and sausage. They offer wings too, but they do them a little differently here. The wings are slowly smoked before being flash-fried and dunked in sauce, and the result is a whole other level of flavor. They also serve up some amazing craft cocktails in their charming rustic-chic space.

Fort Worth Pools

Summer in Fort Worth means plenty of sunshine, but temperatures regularly approach triple digits. When they need to cool off and relax, our real estate agents head for these refreshing pools conveniently located around Fort Worth.

  • Forest Park Pool - 2850 Park Pl., Fort Worth, TX 76110
    Dating back to 1922, Forest Park Pool has the distinction of being the oldest public pool near Fort Worth homes for sale. The circular pool measures 250 feet in diameter, with a depth from one to nine feet. After structural issues caused the pool to close in 2010, it received extensive repairs and renovations thanks to grants and donations totaling $830,000. Improvements include a slide and diving board, and six "Coolbrella" picnic areas. Hours are 12:30 p.m. - 6:30 p.m. Tuesday through Sunday. Admission is $6 for adults and $5 for swimmers aged 17 and younger.

  • Marine Park Pool & Aquatic Center - 303 NW 20th St., Fort Worth, TX 76106
    Marine Park Pool & Aquatic Center is Fort Worth's newest swimming facility. The current aquatic center, which opened in 2013, is a $3.2 million state-of-the-art facility. Kids love to splash around on the interactive play structure, with water cannons and a tipping bucket for mock "battles." Another favorite is the large water slide. With a 3,200-square-foot bathhouse and infant changing area, the whole family can enjoy a day at Marine Park Pool. Both Marine Park Pool and Forest Park Pool offer lessons for school-aged kids through Sigma Swimming, a nationally-ranked aquatic program. Hours are 12:30 p.m. - 6:30 p.m. daily. Admission is $6 for adults and $5 for swimmers aged 17 and younger.

  • Sycamore Spray Ground - 2525 E. Rosedale St., Fort Worth, TX 76105
    Are your little ones too small to stay afloat? Take them to the Sycamore Spray Ground, where they can romp freely under a cool shower of water while their feet stay firmly planted. Proper swimwear, including swim diapers, is the only requirement for use of the spray ground. Be sure to pack a lunch to share around one of the picnic tables when the kids are ready for a break. Sycamore Spray Ground is open seven days a week from 11 a.m. - 7 p.m., and admission is free.

  • William M. McDonald YMCA - 2701 Moresby St., Fort Worth, TX 76105
    The YMCA is an iconic name when it comes to family-friendly activities. A partnership between Fort Worth and the YMCA of Metropolitan Fort Worth allows all city residents access to the beautiful outdoor pool at William M. McDonald YMCA. Hours and admission fees are the same as the city's other facilities, and guests also receive equal pricing for swim lessons. In addition to private and group lessons, the Y offers water safety programs and an Aquatics Leadership Pathway for teens interested in becoming lifeguards or swim coaches. Summer Day Camp for kids includes swimming sessions. Price is $150 for members and $165 for non-members.

Smart Home DFW

Have you thought about jumping on the bandwagon and making your home smarter in 2021? If not, maybe you should. There are so many ways smart features increase your home's comfort, security, and efficiency that a smart system bears looking at. What's more, if you're listing your home among Dallas homes for sale or Plano homes for sale, you might include the smart system and appliances as a selling point.

In case you're not familiar with all the features you could have with a smart system, let's look at a rundown.

  1. Smart Home Assistant
    The smart home assistant is the foundation for any smart system. There are two that dominate the market: Amazon Echo with Alexa and Google Home with smart speakers. Similar to the way they work, these devices control all the other smart devices in your home, from lights and doorbells to security alarms and cameras.

  2. Smart Hub
    If you go with a smart speaker without a built-in hub, you'll need a smart hub for automating all the smart devices in your home through only one app. A couple of the best are the Smart Things Hub and the Hubitat Elevation Home Automation Hub.

  3. Lighting

  4. HVAC Thermostat
    Manage your home's environment from near or far with a smart thermostat. Use an app on your smartphone or tablet to control the temperature; depending on if you have an in-house humidifier, you might even be able to raise or lower humidity. Some systems can sense your approach and raise or lower the temperature for your comfort. Need an analysis of your energy usage? A smart thermostat can do that as well.

  5. Carbon Monoxide and Smoke Detectors
    Smart smoke detectors not only detect smoke but send a message to your phone that there's a problem.

  6. Garage Door Opener
    Let workers in your garage when you're away with an app on your phone. Did you forget to close the garage door? No problem. You can close it remotely as long as you can access Wi-fi.

  7. Smart Security Features
    A complete smart security system should include indoor and outdoor cameras, door locks, lighting, and even the doorbell. Here's how these features play into your overall security strategy:
    • Indoor camera -- There are many reasons to monitor what's going on inside your home, from watching a babysitter or cleaning employee to monitoring your pets' activities to recording a break-in.
    • Outdoor camera -- Again, you want to be able to record who comes up to your front door and what they do. The Nest outdoor security camera comes with night vision and has a built-in microphone and speaker; plus, you can use the app for the Nest to view live footage on your smartphone.
    • Door lock -- These devices do away with the need for keys; you can unlock them via your smartphone or with a fingerprint or a pin.

NTREIS reports 8% Down Across North Texas

While our NTREIS MLS system reports an 8% decrease in listings in April across the over 40 counties in North Texas, the popular northern suburbs of Dallas report a much higher decrease.   And it is that significant decrease in listings that is causing some panic buying with buyers trying to find a home.  Multiple offers in the northern suburbs are common.   Not at all common in other parts of the DFW area.

 

Below is the actual decrease in listings in April from one year prior for each suburb:

Dallas-Fort Worth was one of the top destinations for domestic migrants from California in 2017, according to a recent study.  There were 1,051 moves from coastal California, the home of some of the country's toughest housing markets, to Dallas in the first quarter of 2017, according to Alexandra Lee, a housing analyst with the real estate listing and research site Trulia, which did the study.  Out of 19,132 moves out of the region during that time period, 5.5 percent went to D-FW.   Houston is also a popular destination for people fleeing the California coast — 3 percent of the migrants in the study came to Texas' most populous city, meaning that 8.5 percent of those in the study came to either Dallas-Fort Worth or Houston.   The Trulia report looked at census data for transplants from four coastal California hubs: San Francisco, San Jose, Los Angeles and San Diego. Homes in those markets listed for an average of $720,000 in March 2017, Trulia says, compared to $313,000 in Dallas and $250,000 nationally.   The home prices in these cities is clearly a major determinant in whether people leave California and to where they move, Lee said over email, but it's not the be-all and end-all.  Texas is a big destination for job-to-job flows, a U.S. Census Bureau-designed statistic that measures flows of employees from one company to another when they've been at each company longer than three quarters. The biggest source of these flows is California, which contributed 6,884 in the first quarter of 2016.
